Services & Fees
Staging-to-Sell
This is up to a 2-hour consultation with The Staging Coach for $200. It includes an exterior & interior walk-thru and assessment of the occupied property. We will help the seller to bring out the best in their home by designating the home’s strengths & weaknesses, and then outlining how to highlight those strengths and downplay the weaknesses through staging. The Staging Coach will take notes and photos, when applicable, as well as encouraging the seller to take notes as they tour the property. From this we will create a “to do list” or what we refer to as the ‘Staged4Profit Report’. The specifications of this list will obviously reflect the size and condition of the property. These changes may include improving furniture lay-out, de-personalizing & de-cluttering ideas, needed repairs, painting recommendations- up to 2 colors if needed, an overview of suggestions of how to best use existing furniture, art and accessories or recommendation/s of adding and/or replacing any furnishings and /or accessories. The seller may then decide to perform the changes on their own, or hire The Staging Coach to perform them. Any additional time spent after the 2-hour consultation whether consulting or staging is $35 per hour.
Vacant Home Staging-to-Sell
This includes up to a 2-hour consultation & assessment of property with client as well as sourcing the needed items for a home up to 2,500 sq. feet for $395, or $200 for only the consultation, sample lay-out plan including recommended furnishings, and color-scheme with the client doing their own sourcing & placement. Please add $100 additional for each 500 sq. feet more. Studies show that vacant homes tend to stay on the market for longer periods of time and sell for less. Displaying key furniture items and accessories throughout allows buyers to visualize themselves living in the home. Our services range from partially staging the home to a complete model home showcase. In the consultation, we will determine what is needed to maximize the home’s sell-ability within the client’s budget. The Staging Coach can then secure needed furnishings, accessories, etc. from rental or retail companies in the area. She and an assistant can then be at the property for placement and staging when the items are delivered for $65 an hour. The Staging Coach will provide an estimate of the time required to stage any vacant property. Additionally, the client will be responsible for the lease agreement, including costs, for any/all items from the Rental or Retail Company. IF full service is used, The Staging Coach will show up to fluff home and add fresh flowers on the home’s first ‘open-house’ day. The investment in Home Staging for a vacant home may be one of the greatest investments for any anxious seller. It can potentially make them thousands more $dollars$ than an empty house where the emptiness causes every imperfection to stand out.

For all our Staged Properties, The Staging Coach will provide the client’s realtor with photos that capitalize on the home’s marketability. Since over 80% of potential buyers are frequenting the internet to shop homes before contacting an agent, making that first impression that lures them to a specific home for a viewing is vital. These photos will help our client’s home stand out from the competition and make the ‘must see’ list!
Staging-to-Live
This is designed for clients who desire a fresh look & feel for their current home. The Staging Coach will help bring out the BEST in a client’s home for them to love & enjoy in their everyday life. We offer a variety of options to meet our client’s needs.
HomeLife BASICThis includes a 2-hour consultation for $200. The Staging Coach and client will tour the home room-by-room. The Staging Coach will make basic suggestions to improve/refresh each area in regard to furnishings, placement, color, accessories and suggestions of replacement and/or modernizing items, etc. The specifications of the property by The Staging Coach will be dependent on the size and needs of the particular home/client. After 2-hours, the rate is $35 per hour not to exceed 4 hrs. HomeLife SPECIFICSame as above, except the client has just a specific or a few areas of their home that they desire to concentrate our staging efforts. In the 2 hours this could include reworking their present furnishings, art & accessories, as well as suggestions for the various other specifics on the given room/rooms. One-Day MakeoverBring new life to your home! This includes up to a 6-hour consultation with The Staging Coach for $395. We will help the client utilize their existing furnishings, art & accessories to rework their spaces for their maximum potential. This includes analyzing the client’s needs, traffic flow, functionally and lifestyle desires. It is to the client’s discretion which areas to give most attention or The Staging Coach can make suggestions after touring the home. Besides reworking the client’s existing elements to complete the look, The Staging Coach may suggest adding new items to modernize, as well as suggestions for color/paint, flooring, lighting, counters, etc. We can even do the shopping! Move-IN ServicesLighten your stress load with making your new home work best for your life immediately! This is up to a 6-hour service for $50 per hour w/ a minimum of 3 hours w/ the client present or dependent on a client’s needs: $65 per hour with a minimum of 3 hours for The Staging Coach to bring an assistant. We understand that many relocating clients have to work and many times just don’t have time for this! We will meet your movers with or without you to help direct your designated boxes to their specified room along with furniture & large accessories placement. We will even make your beds so you can relax and unwind at the end of your first day in your new home! The Staging Coach may offer additional services according to the clients needs; please call or email to inquire. New Home StagingWhether you are building a new custom home or just moving into a new home to you, The Staging Coach can help!! We can assist you with floor plan ideas, in selecting your color palette, household finishes, furnishings, art, accents, lighting & accessories making it the exciting and enjoyable experience that it is meant to be! The Staging Coach will assist you in creating spaces that fit your personality, lifestyle, and budget where love is experienced and fond memories are made. This is Grethen's speciality and is $35 per hour, plus cost of needed supplies.

Shopping Services
The Staging Coach can shop for all our client’s staging/design needs. Working with the client, The Staging Coach will compile a list of needed/desired items, in which we can provide an $ estimate for items as well as hours needed to shop for specified items. Our shopping fee is $35 hour, plus the cost of merchandise. The Staging Coach does not charge any sur-charges on any merchandise; moreover, the client can benefit from any Decorator/Designer discounts The Staging Coach gets from retailers, and will receive all receipts for bought merchandise.
